Moose Jaw home sales sees slowdown heading into fall

Home sales in Moose Jaw and area declined in September, with most benchmark numbers dipping lower than numbers recorded during the same time in 2018.

Residential sales dipped to 32 in September in Moose Jaw, compared to a year ago when 40 homes sold that month, the Association of Regina Realtors (ARR) said in a news release. Sales were also down from the five-year average of 37 and down from the 10-year average of 40.

In the region, sales declined to 43 sales last month compared to 50 sales during the same period one year ago.

Year-to-date sales have declined in the region to 434 homes sold compared to 455 a year ago. However, they remain slightly above last year’s numbers in Moose Jaw, with 351 homes sold last month compared to 341 a year ago. ARR indicated this was due to strong residential sales in the summer.

Sales volume for September totalled $8.9 million in the region, which is an increase from $8.4 million from last year. In Moose Jaw, however, sales were $6.6 million, which was a decline from $7.3 million from the previous year.

Year-to-date sales volumes showed a slight increase in the municipality, to $83.4 million from $82.7 million last year. However, year-to-date sales in the region declined to $91.1 million from $96.4 million.

The home price index reported that a home in Moose Jaw sold for $204,000 in September, which is a decline from $220,900 last year. The index, which measures residential price trends based on four benchmark home types, is a more accurate measurement of housing price trends than average or median prices, the association said.

The benchmark price continues a downward slide due primarily to weakened demand.

Listings were also down in Moose Jaw and area. The municipality saw a decrease in listings to 67 last month from 83 during the same time last year. This falls below the five-year average of 82 listings and the 10-year average of 78 listings. In the region, listings were down to 100 in September from 121 during the same time last year.

Year-to-date, listings in the region are down to 1,062 from 1,218, while in Moose Jaw they are down to 749 from 832 last year.
